Wekiva Park Townhomes was designed as a two-car community. One car should be parked in the garage and the other in the driveway.

Visitors may park in any of the 44 guest parking spots throughout the community.

The streets must be kept clear for emergency vehicles, commercial vehicles conducting business in the townhomes, and utility vehicles. Our streets are private streets owned and maintained by the Wekiva Park Townhomes HOA, which sets the rules for parking. Non-business vehicles parked on the street may be towed.

Yes.  Because our community is next to a state park, it is common for bears and raccoons to come into the community and dig through garbage cans for food. We recommend that you take your garbage can to the curb early the morning of pickup. Taking it out the night before is an open invitation to bears.
First, never approach the bear or threaten it in any way. Keep your distance from it. Keep children and pets away from it and get them indoors as soon as you can. If the bear is threatening someone or appears that it might attack someone, call 911.
Unfortunately, you alone are responsible for cleaning it up (unless you can talk the bears into doing that). When you pick it up, be sure to check for any of it the bears might have scattered across your neighbors’ yards and dragged behind the buldings.

Two pets are allowed in each townhome. Outdoors, all pets must be kept on a leash and not be allowed to run free. An electronic dog fence may be installed and used around your own townhome with the approval of the Architectural Review Committee (ARC).

Yes, you must clean up after your pet. Help keep the community clean for our children to play in.

Should you wish to construct on your property or to alter the exterior of your home in any way you are required to submit plans to the Architectural Revue Board (ARB) who must approve the modifications in writing to assure harmony with external design and location. PRIOR WRITTEN APPROVAL FROM THE ARB IS REQUIRED BEFORE ANY MODIFICATIONS TO YOUR HOME OR PROPERTY. Request form by contacting:
